[00:00:28] Speaker B: Hello, and welcome to the Wealth Builders podcast. Dave, I am so glad that you are doing part two with me on this today. And we are talking about real estate, and it is entitled the Real Estate Pursuit. And we're in this interesting little, I don't know, teaching, or I'm not sure what we call it about the ITEs. And so this has really been a fun discussion, and we were both just talking about how we're actually learning as we're visiting.
[00:00:56] Speaker A: Yeah, we really are. Well, it's great to be with you. Karen is, like, so amazing, and I learned a lot from you just kind of interacting like this.
She's a real estate expert. And the conversation has been kind of fun because we identified an area where God was cutting a real estate deal with the children of Israel. Yes. And he mapped out for him this really amazing piece of property. He did that was very expensive.
And in that expansiveness, he actually said, I'm going to help you get the whole thing. This is going to be great. In fact, you're going to enjoy cities you didn't have to build, vineyards you didn't have to plant. It's going to be great. But you can't just rush in there all at one time because there's some people that are going to challenge you. There's some ideological beliefs that you're going to run smack into, and those are the ites. So these are like the Moabites, the Canaanites, the Hittites. Anything with it on the end is a problem. So you got parasites, termites.
Unless it involves food, then that's a bite, which is good. But anyway, sorry for the bad puns.
The point is, God had this idea that they could take the land incrementally, kind of like one bite at a time.
[00:02:14] Speaker B: A strategy.
[00:02:15] Speaker A: A strategy. And then he told them In Deuteronomy, chapter 7, the seven nations that would actually present a physical and ideological challenge to them, that if they would, like, stay in God, the sure foundation, they could take on each nation, defeat them, and then take the territory. So it's kind of like this expansion of territory that they had to take. And it's. It's really good. It's so insightful.
[00:02:45] Speaker B: It's so insightful. And we're talking about, too. We each have a promised land, and that's a place that God has called us to. And our promised Land is not going to probably look like your promised land, but that's part of the adventure with God too, is like, you know, pursuing with God what is it that you've called us to do as a family, which we did. The other thing I think is interesting about this is we talk about real estate, always from a scriptural perspective. There's a lot in the Bible about real estate, but we show you things, we guide you in areas to stay within boundaries on a very practical level. And that includes things like, you know, look for the one to one and a half percent rent ratio, $300 cash flow, 10 to 20% cash on cash return, two to four times medium income. If you've listened to us for any period of time, you know what I'm talking about. But those are natural guidelines that we follow in real estate, along with a lot of other ones. And what you're really bringing to the table here is there's also spiritual guidelines which we. No, but you're uncovering things that I've never seen before. And I would guess a lot of the people that are tuning in haven't thought about either.
[00:04:00] Speaker A: The beautiful part about the Bible is it's a historical blueprint that gives us strategies. And you've mentioned, like, the sons of Issachar, and in that they essentially understood the time and what to do, which is a really powerful combination because if you're just looking at the times and you don't know what to do.
[00:04:21] Speaker B: So true.
[00:04:21] Speaker A: You're kind of like out of luck.
[00:04:23] Speaker B: Yes.
[00:04:24] Speaker A: And so they had that kind of insight. Well, the Bible, the word of God is a clear blueprint to give us a learning experience of how God actually helps us enter our promised land. So that's what we're talking about here. We're talking about you entering your promised land. And in this case, we're talking primarily about our real estate. We are opportunity.
[00:04:45] Speaker B: Yes.
[00:04:45] Speaker A: And in the Bible, the example we're talking about was a real estate opportunity.
[00:04:49] Speaker B: It was. And I had never connected that before.
[00:04:52] Speaker A: Yeah, it was so interesting. It was a major land deal. It was that God was laying out. Okay, so Deuteronomy, chapter 7, God tells them, the children of Israel, that you're going to go into this land incrementally, a little bit of time, so you don't get overwhelmed. But these are the nations, these are the ideological people you're going to have to conquer. And they actually went through a conquering process themselves. Last episode we mentioned, which people can go back and watch, we actually talked about the Amorites that were arrogant people and thought they did everything themselves. And God was telling them ahead of time in Deuteronomy 8, don't get in there and think that you did this all by yourself. Because he realized they're going to enter the domain of the enemy where deceptive lies would come in, and all of a sudden they'd think, hey, we did this. Did God really help us do this? No, I think we did this. And he's telling them ahead of time, don't think that way.
[00:05:49] Speaker B: Don't do that.
[00:05:50] Speaker A: So where we're going to pick up this week is the Canaanites.
[00:05:53] Speaker B: Oh, my.
[00:05:54] Speaker A: Yeah, the Canaanites. More ites. The Canaanites in Hebrew is peddlers.
These were merchants.
[00:06:02] Speaker B: Wow.
[00:06:03] Speaker A: And these merchants were not good merchants because they were immoral. And I think, you know, probably people listening to this have all had an experience with someone in business that that person did them wrong. Right.
[00:06:18] Speaker B: I would probably say it's true.
[00:06:20] Speaker A: Yeah. And in a lot of ways, there's businesses nowadays that actually purposely try to pull one over on you. Well, this is the whole Canaanite thing. And they were financially strong, but they were very motivated by their gain and the accumulation of their wealth to the detriment of those coming along. And this is why God began to work with that ideology and talk to the children of Israel about the idea that, hey, you can't serve that master and me. And this is still a good lesson today, because as we get in business, we have to realize when we start doing pretty well and there's cash flow, you know, we can't just chase the dollar.
[00:07:08] Speaker B: Right, right. That's exactly right. And that's a lot too. Why I think it's just so powerful for us as Christians to. And followers of Jesus to get into real estate, because that has been an area that people have not always treated people well in real estate. But as we come.
[00:07:28] Speaker A: Well, there's that property down in Florida, that swampland.
I mean, people think about that.
[00:07:34] Speaker B: I know, I know. And it's all about trying to peddle the right. It's all about getting the money. But when we have that biblical perspective, and we've got Jesus first in our life, first and foremost, that is not us to treat people that way. We treat people with love, respect, and honor. And when you think about it, that really brings transformation to an area. So it's a call where we treat people well because of who we are in Jesus, and we don't really have to think about it. But when there are people that treat people well, in business or in real estate that treat their tenants with respect, their guests with respect, deal fairly, that has a very positive impact in all of those that we are involved with.
[00:08:24] Speaker A: It really does. And thinking out of the box, like, Billy's talked about his story of giving tenants, like, a month off.
[00:08:31] Speaker B: Right.
[00:08:31] Speaker A: They pay, like, January through November. He gives them a break. Like, who does that? Right.
[00:08:38] Speaker B: Yeah.
[00:08:39] Speaker A: So a lot of people have this peddler mentality. Like, I think about the guy like, hey, believe that, and I've got some land for you.
[00:08:45] Speaker B: Yeah, yeah, yeah.
[00:08:46] Speaker A: But I think of the old Westerns, you know, where they had this guy show up with a wagon. He's got this elixir. Yeah, exactly.
And so when we're talking about the Canaanites being peddlers, we're talking about business people that don't have the right intentions.
[00:09:01] Speaker B: Right.
[00:09:02] Speaker A: And they're chasing after the money so hard. And God just has a reminder for us, hey, it's okay to accumulate wealth, to build wealth. That's. That's actually God's idea, because he wants us to profit and grow, but just don't serve that so good. Yeah, that's. And the verse we have to go along with this is James 4. 4. Don't you know that friendship with the world means opposition against God? Therefore, anyone who chooses to be a friend of the world becomes essentially an opposer to God. The friend part to the world simply means being more affectionately connected to maybe money or something in the world.
[00:09:41] Speaker B: Or the world's way of doing things.
[00:09:43] Speaker A: Or the world's way of doing things.
[00:09:44] Speaker B: Yeah, yeah. That's really.
[00:09:45] Speaker A: So the children of Israel had to deal with that. The Canaanites.
[00:09:49] Speaker B: Very good.
[00:09:49] Speaker A: All right, now this one is the perizzites.
Not parasites, but. Parasites.
[00:09:56] Speaker B: Oh, my goodness. I was going to say. Are you making these ites up? Yeah, I haven't heard of this. It either. This is amazing.
[00:10:04] Speaker A: I know. It's like, where do these ites come from? So this. This one in the Hebrew is open country. Now, these are people that intentionally separated themselves, and they lived unprotected in unwalled villages.
[00:10:21] Speaker B: Oh, wow.
[00:10:23] Speaker A: Wow.
I mean, this could have. We're just doing this for the first time. We haven't even talked about.
[00:10:28] Speaker B: I know.
[00:10:29] Speaker A: I mean, this could talk about people that take really bad risk.
[00:10:33] Speaker B: Yes.
[00:10:34] Speaker A: You know, they leave those places of safety.
I mean, this can mean a lot of things.
[00:10:38] Speaker B: It could.
It could.
[00:10:41] Speaker A: Yeah. Essentially, these are people that. They lived as a culture without restrictions. They. They were essentially not disciplined.
And as a result, because of their choices, they were. They were easy to knock over, but they also were very unstable.
And I think this is really a great lesson for us to think about is the business practices we're doing, are they good disciplines? Like, we have spent quite a bit of time just in the area of finances, getting the structures together.
[00:11:15] Speaker B: Legal, That's.
[00:11:17] Speaker A: Yeah, the legal part, the financial part.
And, you know, I. I would just say to the audience, I'm definitely a novice in this whole area of real estate development, but Karen and I have talked enough to know that you can't just move out and hope to do something without actually having the disciplines to navigate correctly.
[00:11:39] Speaker B: Right.
[00:11:40] Speaker A: As you just mentioned, legally, financially.
[00:11:42] Speaker B: Yeah. And even systems. But the thing about this, too, is, like, neither one of us like to do counting.
No, not at all.
But in some of those things, too, we bring someone in to help us. So some of these areas, you can't be strong in everything. And that's part of the beauty of the family. We all have our strengths. But these are also times where, gosh, if I can't be disciplined to keep up on my QuickBooks, I'm going to hire someone that is.
And so you can kind of help yourself with it. But also there are consequences if we don't take time and do some of these things. And so it's better to put those systems in place in the front and build, even grow into them, than find yourself out on the other side of this. So I have something kind of funny to just share on this. And because we have other business, we have a lot of things going on. And so I was talking, just like talking to the Lord, you know, how you just have thoughts and you kind of hear things from the Lord. And I don't know if I was complaining, maybe I wasn't. The business wasn't coming in, or maybe our properties, we weren't doing enough there. But the Lord, like, literally impressed me that if we don't get our accounting and finances in order, we can't grow.
And he didn't say that to me to, you know, like, to scold me. He was actually giving me a pathway forward that he wants me to grow. But he's like, this is the thing. This is the ite. It's an counting it. Is that a new ite that if we didn't get that taken care of in his protection and his love for us, I was actually not going to be able to move forward, probably safely, kind of what you're talking about. So this is. This is really good. And I had not connected this until we started visiting about this just now.
[00:13:38] Speaker A: Yeah, it's very true.
Constraints in our life are very real.
[00:13:42] Speaker B: Yes.
[00:13:43] Speaker A: We don't always see them. But as we're going into a business opportunity, as you're thinking about doing real estate, it's very practical. And there's nothing wrong with you if you say I have a constraint.
[00:13:57] Speaker B: Yeah.
[00:13:57] Speaker A: So what we talk about with people is if you have a constraint, let's say, like you're not an accountant or you're not an attorney.
[00:14:05] Speaker B: Yep.
[00:14:06] Speaker A: Well, that's who you get around your table.
[00:14:08] Speaker B: So. Good.
[00:14:09] Speaker A: And then that removes the constraint and you can go forward with business opportunities. So if you're thinking, oh, gosh, I'm just not good at social media, okay, that's a constraint. But you get someone around your table, maybe an agency or something, to help you get down in the right path and get started and take those constraints away.
[00:14:32] Speaker B: Yeah, that's really good. Yeah, that's really good.
[00:14:36] Speaker A: So we have a verse here, and the idea behind this whole part about the open territory is that as we surrender ourselves to Jesus and his lordship, and we walk in step with the Holy Spirit, we're actually protected. We are in a walled city.
[00:14:52] Speaker B: So good.
[00:14:53] Speaker A: And what the enemy tries to do is he tries to find an opening in the wall, come into our territory, like destroy our vine of fruitfulness and business, and then set up camp.
So when we are submitted to Jesus, what we actually do is we keep that walled, like, protective spiritual city intact. And we're not like these people, live in an open country where we're an open target and anybody could come at any time. We're protected. And of course, Psalms 91 is really beautiful on that. You know, nothing can come against us.
[00:15:23] Speaker B: I was just reading that this morning. Yeah, yeah, that's a good one.
[00:15:27] Speaker A: That's good. So the verse is Proverbs 25:28. Like, a city whose walls are broken through is a person who lacks self control. So part of this, we'd say entering your promised land of real estate, business opportunities, make sure that you, you have self control. And you've got disciplines in place because they're healthy to you. So you're not an open target.
[00:15:48] Speaker B: That's really good. I just was thinking one of those areas of discipline, too, is when you start to see success and money starts to come in. You know, the discipline to like, hey, I don't need to go out and buy this really big house, this really expensive car. This, this, this, this. It's a discipline too, of even accumulating those things step by step because it can be really exciting when you start to see prosperity. But you know, what if there is something down the road where you need those reserves? Right?
[00:16:22] Speaker A: That's right.
[00:16:22] Speaker B: So, yeah, in real estate we talk a lot about that. And actually Frank has got a teaching and I think he does it with Mike or maybe it's Troy, where they talk about, you know, cash reserves. How many, how much cash reserves do you need to have? And that always is a peaceful place as well to keep those ites out.
[00:16:41] Speaker A: Keep the ites out. The next one is, I think it's pronounced hivites or hivites or hivites.
It's another it look out. Well, this one is a particular luxury lifestyle mentality that these people have.
These people had the idea, if it feels good, just do it. Don't worry about what other people think. Do your own thing. Look out for your number one.
And that can be a challenge because as Israel was coming into this huge land deal that God had for them, it goes back again where they had to realize they couldn't just look out for themselves individually. They were actually instructed to look out for each other.
[00:17:30] Speaker B: That's really good.
[00:17:32] Speaker A: Yeah.
[00:17:32] Speaker B: Oh, wow.
[00:17:33] Speaker A: Because when you're thinking about other people, it helps your decisions to be a better decision because you're not just doing the short gain, you know, short term gain, but you're thinking about, how does this affect, like, that's how we think in our business. How does this affect Levi and Carly? Yeah, how does this affect, you know, the movement of our resources in our company? And we're not just looking out for number one or, you know, do whatever you want.
[00:17:57] Speaker B: Yeah, that's really good. So with this, that luxury lifestyle, I think this is probably what we see to people that, you know, unfortunately, when people win the lottery, most of them end up right back bankrupt. And Billy says, like, you have to have, you have to have a millionaire mindset to be a millionaire. And while we're talking about these things, a true millionaire mindset takes all these scriptural principles into consideration. And when looking at this, you see too people that have grown up maybe with luxury, they haven't had to work. And then all at once the money goes transfers. And there's statistics with this. They actually lose the wealth that their family built. A matter of fact, year one, I think it's 80%, maybe 70% of family generational wealth is lost by year three, 90%. Well, why is that? And we, we do this teaching on generational wealth where we studied this out in a Rabbi really had the answer. And he said that why this is happening is because the parents or the grandparents, whoever had the company, was not passing along the morals, the ethics, the values, and wasn't training them in the business. So all at once they were just used to doing what this is, talking about, spending all the money and not working. And then the money went away.
[00:19:26] Speaker A: Right.
[00:19:26] Speaker B: So this is really good guidance. And just, you know, practically, how do we protect what God has given us? How do we steward it and think generationally rather than just what maybe we have today?
[00:19:41] Speaker A: And it also helps us stay in the context of Jesus. Abundant life.
[00:19:45] Speaker B: Yes.
[00:19:45] Speaker A: Because he said, I came to give you abundant life. The same quality of life that I have with the Father, the same love, the anointing, everything I've got, I'm actually, I possess that and I'm offering that to you.
[00:19:57] Speaker B: Yes.
[00:19:58] Speaker A: And when people go after that and not a love for the material money and just, you know, like blown around themselves or something.
[00:20:08] Speaker B: Yeah.
[00:20:09] Speaker A: It's a totally different mindset because they're. They're really heavily. More like a perspective that's very powerful.
[00:20:15] Speaker B: It is. And just as you were saying that too, it just makes me really grateful because when we cherish the things of God, that in itself is a safe balance boundary for us. And we look to him as our source. Right. It keeps us out of things like strife, jealousy, envy, because we know God is our source. And in that, as we pursue real estate, as we're walking through this as a family, and many of you are as well, when we keep our affection on Jesus, then we're not going to go after other affections that would lead us down to one of these ITES paths.
[00:20:53] Speaker A: Right.
First Timothy 6:10. This is the verse that we selected for this. It's the love of money is the root of all kind of kinds of evil, and it causes us to wander from the faith and pierce ourselves, according to this verse, with many griefs. So really, it's not at all a problem to be wealthy, to have.
[00:21:15] Speaker B: No, God wants us wealthy.
[00:21:17] Speaker A: Financial strength. That's God's idea.
[00:21:18] Speaker B: It is.
[00:21:19] Speaker A: And all he's saying is just keep it in the right perspective. And we kind of avoid the HIVites. All right. The next one is the Jebusites. The Jebusites. This is interesting because in the Hebrew, it's the threshing floor. But the interesting thing about the threshing floor is that's a hard surface and that's where things get pounded.
[00:21:38] Speaker B: That's true.
[00:21:40] Speaker A: And these Jebusites, they would actually they would exploit and they would pollute others through their pounding immoral activities, and they would just beat down the morality.
And, I mean, the children of Israel made some pretty big mistakes. And if you look at it, it's generally because these dominions were influencing them and they got these strange ideas.
And this one is really pretty sad because the Jebisites would essentially beat down morals and kind of entice people to come into a very loose moral atmosphere.
[00:22:23] Speaker B: That sounds like our culture today.
[00:22:25] Speaker A: Well, it sounds exactly like our culture, yeah. So one of the things that Jesus said In Matthew, chapter 5, verse 27 through 28, he was quoting the Ten Commandments. And the Ten Commandments aren't really like a commandment, like you might think, like a forceful, harsh commandment. It's really in the Hebrew, like a prescription of health.
[00:22:47] Speaker B: That's good.
[00:22:48] Speaker A: So When God gave 10 prescriptions of health, the first one was just love me.
The second one was love yourself.
And then there was like, take a day off.
[00:23:00] Speaker B: Yeah.
[00:23:01] Speaker A: And then the other eight. So there's love God, take care of yourself, take a day off, have a Sabbath. And then the other eight were just how you love other people.
And in that idea, when you love other people, there's essentially what people identify as a strong moral system, which our country, we can find 10 Commandments and a history of that.
And this is the idea that Jesus was talking about, the idea of just staying strong in the healthy prescriptions of life. And don't get out there and let your morals get thrashed so good on the floor of the world while some demonic person is beating on you and having you make bad decisions.
[00:23:44] Speaker B: Oh, that's really good. And there, you know, well, we can look around, just open up the news. There's a lot of this going on right now. But, Dave, what I really love about this is that God shared this and revealed it to the people of Israel because he wanted them to have this real estate deal. He. That was his desire.
[00:24:08] Speaker A: Right.
[00:24:08] Speaker B: And he gave them guidance to like, okay, this is what you're going to face. This is what you should do. This is what you don't want to do. And so he really prepared them to go in to be successful in what he called them to do. And through this with the ites, it's really interesting how you have really pulled this out. And you can just see a lot of this at work today. And it just kind of helps us to stay on track.
[00:24:34] Speaker A: Yeah, it really does. It's amazing, too. And even God's loving consideration to tell them, I'M going to help you through this process. Don't try to take on all seven nights at one time. Just take it on incrementally as I direct you.
And then as they went into these areas, they would learn a lesson, for example, in this area of moral decline, to guard their own heart so that their heart which out of the heart all the issues of life flow. That their own heart wouldn't get thrashed and they would lose their moral compass. So it's just a beautiful way of God saying, I've got this great land deal. I've got to help you through the whole part.
[00:25:13] Speaker B: Wow.
[00:25:14] Speaker A: Well, that's kind of like the rest. All the ites of Deuteronomy, chapter 7. I think it's in the first several verses. The seven nations that God warned Israel about in their big land deal.
[00:25:29] Speaker B: That is so amazing. Wow. Dave, thank you so much. This is really, really eye opening and I think something we could probably unpack a little bit more even to connect it. But this has been super helpful and just an encouragement that God has a promised land for you. And I like the, you know, fear of man.
We don't want people like being bullies and keeping us out of it. And this is really important for us to know how to go in.
[00:25:57] Speaker A: Yeah. Not living unpr.
[00:25:59] Speaker B: Yeah.
[00:26:00] Speaker A: You know, without the walls of safety of God.
[00:26:03] Speaker B: Yes. Yeah. It's really.
And I like how you describe the ten Commandments too. It's like a prescription for health.
[00:26:10] Speaker A: Right.
[00:26:11] Speaker B: It's not God saying you shouldn't do this or he loves us so much, he knows how everything works. And just to even provide guidance in this, in that we can follow that path and we are setting ourselves up for success.
[00:26:26] Speaker A: Yeah.
[00:26:26] Speaker B: And also this is what Wealth Builders is all about. We bring the biblical foundation with the how to's. You need both so that we can go in and enter into our promised land. We've been talking about real estate, but maybe yours is in business, maybe yours is in ministry. You know, it could be in many other areas. But these principles are the same principles that apply.
[00:26:47] Speaker A: It's the same principles. It's the idea that God wants you to prosper so you can accomplish everything he has for you to do his will and enter the land that's promised to you. Your destiny.
[00:26:58] Speaker B: So good.
[00:26:59] Speaker A: And then have wealth to make a difference, which is great. It's wonderful to see something in your heart is thinking, I want to help that person. And you've actually got somebody who can do that.
[00:27:09] Speaker B: Yeah.
[00:27:10] Speaker A: And then the beauty is also leaving a legacy. So it's not just lost, but it's passed on generationally.

[00:28:14] Speaker A: All right, final words defer to the Bible. 2nd Corinthians 1:20. There it tells us that all the promises of God, all the promises were how he helped Israel in their land of destiny. All those promises and more are all ours. It's all yes. In Jesus.
[00:28:35] Speaker B: Yes.
[00:28:36] Speaker A: And we actually say the amen to it. We say this, so be it. And when we do, I love the beautiful part of the end of the verse. It says we glorify God. We actually glorify God when we activate the promises of God. So good in what we're doing in our business.
